Soft Landscaping
Hard landscaping gives a commercial property its structure — the surfaces, paths, kerbs, and walls that define how a site works. Soft landscaping gives it life. The planted borders, lawns, shrubs, and seasonal planting schemes that frame a business park entrance, soften an industrial estate, or make a school grounds feel welcoming are all soft landscaping — and in Kent's competitive commercial property market, the quality of that planting makes a measurable difference to how a site is perceived.
At Roundwood Solutions, we carry out commercial soft landscaping projects across Kent and Medway alongside our grounds maintenance contracts. This guide covers what commercial soft landscaping involves, the types of schemes that work well for different property types, and what to consider when specifying new or replacement planting for your site.
Soft landscaping refers to all the living elements of an outdoor space — as distinct from hard landscaping, which covers paving, tarmac, drainage, walls, and other built structures. In a commercial context, soft landscaping typically includes:
Soft landscaping and grounds maintenance are closely linked. A well-designed planting scheme, installed correctly and with the right species for the site conditions, will be significantly cheaper to maintain over time than a poorly specified one. We often combine soft landscaping installation with an ongoing grounds maintenance contract, which means the team who install the planting are the same team who maintain it.
The distinction matters when specifying work and getting quotes. A commercial landscaping project often involves both — for example, a business park entrance redesign might include new paving and kerbing (hard), new planted borders and turf (soft), and new trees with decorative bark mulch (soft). Understanding which elements fall into which category helps with planning, budgeting, and ensuring contractors are pricing the same scope.
At Roundwood Solutions we carry out both hard and soft landscaping, which means a complete landscape project can be quoted and delivered under one contract rather than split between separate contractors. This simplifies project management considerably and reduces the risk of scope gaps between the two.
Business park entrances and communal amenity areas are where soft landscaping investment has the most visible impact. A well-planted entrance with a clear structure — low maintenance evergreen shrubs, seasonal colour in planters, defined lawn edges — conveys a professionally managed estate and reflects well on every business operating from it.
For business parks, the practical priorities in a planting scheme are:
School grounds soft landscaping involves different priorities to commercial estates. Planting needs to be robust enough to withstand heavy use, safe for children, and where possible educational — supporting curriculum activities around nature, biodiversity, and outdoor learning.
Projects we commonly carry out on school sites in Kent include new lawn installation and renovation of worn playing areas, native hedgerow planting for boundary definition and wildlife habitats, sensory planting borders, wildflower seeding for pollinator projects, and raised bed installation for kitchen garden schemes.
We understand the specific access and safety constraints of working on occupied school sites and schedule all work to minimise disruption to staff and pupils.
Many commercial sites in Kent have planting that was installed years ago and has either outgrown its original specification, failed in sections, or simply looks dated. Wholesale replacement isn't always necessary — often a combination of selective removal, reduction pruning, gap filling, and new seasonal planting can transform the appearance of a site at a fraction of the cost of a full replant.
A site survey will quickly identify which planted areas are worth retaining and which need replacing. We provide a written assessment and costed options following any survey, so there are no surprises once work begins.
New lawn areas on commercial sites are typically established by either turfing or seeding, depending on the size of the area, the time of year, and the budget available.
Turf gives an instant result and can be used from late autumn through spring when seeding is less reliable. It's more expensive per square metre but appropriate where a quick, consistent finish is needed — particularly for visible areas like entrances, courtyards, and client-facing spaces.
Seeding is more cost-effective for large areas and produces a stronger root system over time. It requires the right conditions — typically April to October — and a period of establishment during which the area needs to be protected from heavy foot traffic. For rear or side amenity areas, playing fields, and large grass zones, seeding is usually the better option.
Both methods require proper ground preparation — removal of debris, rotovation, levelling, and the incorporation of topsoil or soil improver where needed. Cutting corners on preparation is the most common cause of patchy establishment and longer-term problems.
The best commercial planting schemes are ones that are designed with maintenance in mind from the start. Species choice, planting density, and the balance between evergreen structure and seasonal colour all affect how much ongoing work a scheme requires and how consistently it looks good throughout the year.
Where we carry out new soft landscaping on a site we also maintain, we take this into account during the design stage. The result is planting that the maintenance team knows well, that's specified to perform well with the visit frequency agreed in the contract, and that will develop properly over the first few seasons rather than being cut back indiscriminately.
